The procedure appears to have some merit. I have a problem using your model in a facilities operations setting like a hospital or Pharma environment. For example, I work for an outsource company doing operations for a facility with over 2 million square feet of space. Assigning PM's and not staffing enough head counts for daily occurrences has created a conflict between the way we used to do things in the past and the new way companies are trying to run their maintenance operations. Inspect and Check<br />2. Replace<br /><br />#1 is what it sounds like - inspect for key items that are either OEM-driven, or which derive from historical experience.<br />We include in this process safety and certain quality checks, as well.<br />#2 is a refurbishment-based process. We have not gone completely "condition based," so some items are simply replaced and/or rebuilt at periodic intervals. This carries a bit more cost, but we do it very strategically. In our business (pharma), it is better to err on the side of safety.<br /><br />The last sort of work order is the non-routine. The third problem wherein the organisa...Dear Shon,<br /><br />The third problem wherein the organisation-stalwarts are not willing to walk on the 'Learning Curve' themselves by adopting empirical mindset about the solution(s) achieved elsewhere, is the First Symptom, that you would encounter the problem #2.<br /><br />Their inability/unwillingness to develop the solution from 'within' is biggest stumbling block to effectively manage/sustain the change initiative. <br /><br />I remember the successful implementation of Lean at IT giant 'Wipro' in India, where they refrained from committing these mistakes and mastered the art of implementing Lean in their IT operations.<br /><br />It is important to realize (as they did) that their IT operations were nowhere had any corollary to manufacturing operations of Toyota. They managed to visit a Toyota plant in India and learned their basic and derived their solutions from within. The glory can be found in the self satisfaction of seeing the results of a successful program begin to show, wether it be minor process improvements, training and coaching, or plant wide asset care initiatives. An RE will most likely never receive much recognition for these initiatives, because as Shon states the place just keeps running, thus the satisfaction must come from within.
